Here are a few questions you should ask the seller or listing agent on your first visit to your potential new home:
- Is the wiring aluminum? (Usually undesireable)
- How old is the roof covering?
(Insurance companies like to see at least 5 years remaining life with a roof).
- Is the service panel an FPE (Federal Pacific Panel) or are fuses still present?
(FPE is identifiable by the orange paint on the breakers)(usually undesireable).
- Are the windows awning or jalousie style?
(Potential for old windows)(test them).
Make sure to use your option for a final walk through of the property before going to the Title Company. Conditions can and do change. Protect yourself.
